How we got this number

Fixr puts the national range at $6,000 to $18,000, with a $12,000 average, and says labor averages about 50% of the total[3]. We kept the non-labor half as is and scaled the labor half with federal wage data.

BLS reports a May 2025 median hourly wage of $29.45 for plumbers and $23.04 for tile and stone setters in the Dallas-Fort Worth-Arlington, TX metro area[1], against $30.67 and $26.77 nationally[2]. Averaging the two ratios (0.96 and 0.86) gives a Dallas labor factor of 0.91.

Two independent checks agree on direction. Cost vs Value's Dallas job costs run 11% to 15% under its national ones[4]. Angi's Dallas range is close to ours[5]. Angi says it builds city figures by applying local price index data to national averages, so treat it as a cross-check, not a survey. Fixr also suggests holding about 5% extra for surprises[3].

What changes the price in Dallas

Scope and the permit line. Dallas exempts nonstructural interior remodeling of a one or two family home that adds no floor area and does not change exterior doors or windows[8]. But its no-permit repair scope cannot include adding, altering or moving supply, drain, waste or vent piping, or removing any part of a wall[9]. A new vanity in the old spot may need no permit. A moved toilet or a new shower valve does.

Permit fees. When a permit is needed, Dallas lists a $181 base fee for single-family alterations plus $100 for each additional trade[6]. A remodel with plumbing, electrical and building work is three trades, or $381 by that table. A $15 technology fee applies to each document submitted online[7].

House age. About 48% of Dallas homes were built before 1980, and the median year built is 1981 (our arithmetic from Census data)[10]. Older baths can hide galvanized supply lines, mortar-set tile and outdated wiring, all of which add labor.

Licensing. Plumbing contractors working on your home must hold a state license even when no permit is needed[8]. General remodel work on your own property needs no license[8].

Questions to ask a Dallas contractor

  • Which trades will be on the permit, and is the fee in your price?
  • Who is the licensed plumber, and will they be on site for the rough-in?
  • Is the price for a defined scope, and what counts as a change order?
  • What allowance is built in for tile, vanity and fixtures?
  • How do you handle old supply lines or mortar-set tile found during demolition?

When to call a pro

  • Moving a toilet, shower or sink: a licensed plumber and a Dallas permit.
  • Removing or opening a wall: a building permit, and a check of whether it is load bearing.
  • New circuits, a vent fan or heated floors: a licensed electrician.
  • Before you set a budget: get itemized written quotes, since national and city ranges cannot price your room.

More questions

Is remodeling a bathroom cheaper in Dallas than the national average?

A little. The 2025 Cost vs Value report prices a Dallas midrange bath remodel about 12% below the national figure, and BLS wage data put local tile setters about 14% and plumbers about 4% below national medians.

Does a bathroom remodel in Dallas need a permit?

Cosmetic work often does not: Dallas exempts nonstructural interior remodeling of a one or two family home that adds no floor area. Adding, altering or moving plumbing piping, or removing a wall, takes the job outside that exemption.

Will a Dallas bathroom remodel pay for itself when I sell?

Usually not fully. The 2025 Cost vs Value report shows a Dallas midrange bath remodel recouping 75.7% of its cost, a universal design remodel 58.2%, and an upscale remodel 43.5%.
